           Designed around how the family lives today, the Floreat Home prioritizes openness, light, and connection. Strategic changes to the layout transformed both the atmosphere and functionality of the space. The kitchen now sits confidently at the heart of a home built for shared living.

    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;h3&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The Floreat Home had reached a point where its layout no longer supported the way the family lived. Cramped living areas, limited natural light, and a weak connection to the outdoors made the home feel closed off despite its potential.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The owners were seeking a more open and connected environment, with the kitchen playing a central role in everyday life. The design focused on breaking down internal barriers, allowing spaces to flow naturally and encouraging interaction across the home.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

           A closed-off 1980s double-brick home was reimagined to unlock its full potential. Through considered design, the space was opened to light, flow, and modern family living, creating a cohesive home with a refined coastal feel.

&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The Wembley Downs Residence began as a classic 1980s double-brick home with strong bones, but a layout that felt closed off and fragmented. The owners knew they were sitting on an uncut diamond, but needed guidance through the design and delivery process to unlock its full potential.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Their goal was to transform the home into a light-filled, open-plan space suited to modern family living and entertaining. A key challenge was the number of non-structural internal walls typical of the era, which created smaller, disconnected rooms and limited natural light.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Newton Design Studio approached the renovation with a clear focus on opening up the central living areas. Strategic removal of internal walls and the introduction of large-format glazing allowed light to flood the kitchen, dining, and living zones, creating a more functional and cohesive layout.

  &lt;/p&gt;&#xD;

           The Nicha Thai Massage project focused on creating a functional and welcoming retail environment within a compact tenancy, balancing spatial efficiency with a calm and considered customer experience.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Working within a 48 square metre footprint, the layout was carefully planned to accommodate multiple treatment areas while maintaining a clear and intuitive flow. Four consult rooms were integrated using open entries with curtain screening, allowing for both flexibility and privacy without compromising space.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           Working within the existing layout, the project targeted shared areas where change would have the greatest impact. Breakout spaces, kitchens, and amenities were rethought to better support staff use, while creating a more cohesive and considered environment.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

           Thoughtful detailing played a key role in the success of the space. Custom cabinetry was designed to maximise storage while maintaining a clean, uncluttered feel. Carefully executed tiling allows the floor to gently fall towards a concealed strip grate, delivering a seamless finish without compromising functionality.

           Working within existing apartment constraints, the renovation prioritized precision, planning, and finish. The result is a calm, cohesive interior defined by refined detailing and timeless material choices.

  &lt;h3&gt;&#xD;
    &lt;span&gt;&#xD;

           As with many apartment renovations, the project came with technical constraints. Existing plumbing and hydraulic locations needed to remain largely unchanged, as chasing floors and slab penetrations can present challenges to neighbouring apartments and structural integrity. These limitations required careful planning and detailed documentation to achieve the desired outcome without unnecessary risk or cost.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Working within a tight budget, the clients were drawn to Newton Design Studio’s fixed-price contract structure and highly detailed drawings, which helped eliminate variations and price creep throughout the build. This approach provided certainty and confidence from design through to delivery.
          &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

           The transformation is primarily driven by finishes and detailing. A refined palette of brushed brass and gold-select porcelain tiles flows through the kitchen, bathrooms, and laundry, creating cohesion across the spaces. The new kitchen features custom cabinetry with an integrated dishwasher and a beautifully proportioned waterfall-edge benchtop, delivering a result that feels considered, elegant, and tailored to the owners’ next stage of living.
           &#xD;

           The Carine Thai Cuisine project focused on creating a functional and welcoming dining environment within a compact tenancy, balancing spatial efficiency with a comfortable and cohesive customer experience.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Working within a limited footprint, the layout was carefully planned to support both front-of-house dining and back-of-house operations, while maintaining a clear and intuitive flow throughout the space.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The design centred on optimising key areas, including customer seating, service zones, and kitchen support spaces. Circulation was considered to ensure smooth movement for both staff and guests, allowing the space to operate efficiently during peak service periods.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           With its outlook underutilized, this 1970s apartment called for a more responsive layout. Strategic structural interventions opened the living areas to light and view, transforming how the home is experienced. The completed renovation delivers a calm, high-performing space tailored to everyday living.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h4&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The owners’ priority was to bring the view into the heart of the home. To achieve this, concealed structural steel was introduced, allowing previously modest openings to be expanded into wide, open-plan living spaces without compromising the building’s integrity.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Commercial-grade window frames and glazing were used throughout, delivering a contemporary appearance while significantly improving energy efficiency and acoustic performance. These upgrades reshaped both the visual and functional experience of the apartment.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

A generous outdoor living area was integrated with the interior, creating a seamless transition that significantly enhanced day-to-day use.
